In May, YIMBY unveiled renderings for a 37-story condo tower at 75 Park Lane South, in the Newport area of Jersey City. Today, Jersey City Mayor Steven Fulop and executives from developer Strategic Capital broke ground on the project, which will include a shorter companion building called Shore House.
The pair will rise on two vacant lots between River Drive, 14th Street, Washington Boulevard, and Shore Lane. Newport Green Park is right across the street, and the Newport stop on the PATH train is located only a 10-minute walk away. The developer, Strategic Capital, is the U.S. arm of China State Construction Engineering Corporation, the largest real estate and construciton company in the world.
75 Park Lane will have 358 condos and a full suite of luxury amenities, including on Olympic-size pool, spa, wine tasting lounge with private dining room, rooftop lounge, co-working space, and a gym. Next door, Shore House will reach eight stories and hold 71 condos. Most of the development’s amenities will occupy the first two floors of the larger tower. However, owners in Shore House will be able to enjoy a large, landscaped roof deck and a gym without leaving their building.
Apartments will range from studios to three-bedrooms, and pricing for regular apartments will start $500,000 and go up to $2.5 million. Penthouses will start at $2.5 million and go as high as $6 million.
Woods Bagot Architects are designing both buildings, but they’ll have distinct aesthetics. 75 Park Lane will be a glassy high rise broken up with setbacks, just like most skyscrapers under construction in Jersey City. Philip Gesue of Strategic Capital said that Shore House was going to be a boutique, loft-style building with a “post-industrial” vibe. It would channel the feel of Soho, Tribeca, Williamsburg, or maybe even Jersey City’s own manufacturing history.
Construction is expected to finish on Shore House in late 2018, and 75 Park Lane is supposed to be complete in the fall of 2019.
