In 2014, the Fort Lee, N.J., skyline got its first new high-rise in over a decade. The Modern, at 800 Park Avenue, is a glassy, 496-foot-tall, 47-story, 450-unit rental building. Now, its twin is rapidly rising.

Ground was broken for The Modern II, at 100 Park Avenue, in April 2016. (Park Avenue, it’s worth noting, used to be called Martha Washington Way.) When complete, it will also rise 47 stories and contain 450 units. As of Monday, it was 34 stories up.

Construction is apparently proceeding faster than expected. As of groundbreaking, completion was expected in the summer of 2018. It is now expected in the spring of 2018. SJP Properties is the developer and Elkus Manfredi Architects is responsible for the design.

The building will have a mix of studios, one-bedrooms, two-bedrooms, and three-bedrooms. The exact breakdown of those units is not yet available, but the price range will be from $2,300 to $9,000 a month, including penthouse units.
Sitting between the two towers will be a nearly two-acre public park with water features and walking paths SJP says will be “reminiscent of Central Park.” A 7,000-square-foot restaurant, with both indoor and open-air seating, will be located in the park. There will also be a 13,000-square-foot building to be donated to the borough for use as a public theater and museum. As we’ve been reporting, the twin Modern towers, along with the neighboring Hudson Lights mixed-use development, represent a major change for the borough that’s become famous for the “Bridgegate” scandal. Let’s just hope these new developments at the foot of the George Washington Bridge don’t create some traffic problems of their own.
