Katz’s new neighbor is rising quickly. Construction at 196 Orchard Street, next to the delicatessen on the Lower East Side, is moving along, though pushing past its original estimated completion date of late 2017. The 11-story structure has topped out, and façade installation has reached the sixth floor.
The project benefited from purchasing the air rights from Katz and other neighboring buildings, allowing it to grow to its current height of 120 feet.
YIMBY’s last report on the site was in July 2016, when new renderings were revealed, showing off the rooftop recreation space, as well as minimalist interiors. Along with the landscaped roof terrace and sundeck, there will be a 24-hour doorman and access to bicycle and personal storage for a fee. Two retail spaces and a double-story Equinox Fitness Club will occupy the first two floors.
Construction has begun on window installation across the third and fourth floors, giving us an early hint at how the structure will ultimately turn out. Brass-colored finishes framing the commercial space on street-level haven’t been fitted yet. The building will contain 94 condominiums, averaging 978 square feet apiece.
Ben Shaoul’s Magnum Real Estate and Michael Miller’s Real Estate Equities Corporation are jointly responsible for the development. Ismael Leyva Architects will be responsible for the design.
