Permits have been filed for two three-story structures at 510 and 512 New Lots Avenue, in East New York, Brooklyn. The site is three blocks away from the Van Siclen Avenue Subway Station, serviced by the 3 and 4 trains. Previous construction remains unfinished on the site from 2004, with the project remaining derelict for over a decade. Sambrial Realty of New York, the owner listed on both permits, will be responsible for the development.
The two 33-foot-tall structures will yield 12,200 square feet in all, with 5,040 square feet dedicated to commercial use on the ground floor, and 7,360 square feet for residential use up above. Four residences will be created, averaging 1,840 square feet apiece, indicating condominium use.
RLD3 Engineering will be responsible for the design.
Demolition permits have not been filed, and the estimated completion date has not been announced. According to one source, changes are expected to be made to the details.
