570 Broome Street is one of several new projects rising within the Hudson Square district west of Soho. The 25-story building is designed by Builtd while Skidmore Owings & Merrill designed the lobby and interiors. Murat Agirnasli and Partners are the developers. It is set to yield 54 condominiums that look towards the Lower Manhattan skyline and the Hudson River. Work on the outside is nearing completion while interior progress is also making headway.
The site is located by the entrance to the Holland Tunnel and across the street from 565 Broome Soho. Like many new developments in the area, this is another game-changing residential project transforming the local cityscape that long held its former reputation as the Printing District. The large warehouse-style buildings we see today have mostly been converted and renovated to suit and house twenty-first century office space, tech, advertising, digital and media companies.
From the outside, the main southern elevation consists of large industrial-style windows and two setbacks in the middle and at the top of the tower. Inside, the building features high ceilings for all the units with some having their own private outdoor terrace where the setbacks are located. The projected sellout for 570 Broome is expected to be around $150 million while the average price per unit is around $2.7 million. Apartments will begin at $1.35 million.
The biggest change came with the 2013 rezoning by Trinity Real Estate which rebranded the neighborhoods “Hudson Square” and is project to bring between 2,000 to 3,000 new residentialunits. This designated area includes everything from West Street to Varick Street, and West Houston Street down to Canal Street.
Over the past five years, Hudson Square has seen a wave of construction, with more office and residential projects set to rise in the near future, like 77 Charlton, 110 Charlton Street (Greenwich West), 111 Varick Street (adjacent site next to 570 Broome Street to the east) and Disney’s new headquarters at Four Hudson Square just to name a few.
Full completion of the building is expected to happen by early 2019.
