Permits have been filed for a nine-story mixed-use building at 58 Vanderbilt Avenue near the Brooklyn Navy Yard, Brooklyn. Also addressed as 205 Park Avenue, the site is located between Flushing Avenue and Park Avenue and is five blocks from the Clinton-Washington Avenues subway station, serviced by the G train. Brooklyn developer Bruchy Lefkowitz under the 462 Lexington Ave LLC is listed as the owner behind the applications.

The proposed 107-foot-tall development will yield 106,053 square feet, with 61,223 square feet designated for residential space, 9,168 square feet for commercial space, and 1,157 for community facility space. The building will have 90 residences, most likely rentals based on the average unit scope of 680 square feet. The concrete-based structure will also have 34 enclosed parking spaces.

J Frankl Associates is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  1. Hello New York YIMBY: So what! I read your development report, I have to see activities or movements in each location. You have nothing to misrepresent me, and I think you are sincere as a reporter.

  2. It’s very unfortunate that the site is so underutilized. Could have supported at least twice the height, especially with the area becoming more and more desirable.

    • Exactly. A lot of the housing shortage and resultant high cost of housing in New York City is due to the city’s dumb zoning, which is way too conservative due to heavy “community” aka NIMBY groups’ input.
