A 1,045-unit housing complex known as Bronx Point is now recognized as the first and only affordable housing project to achieve WEDG certification. The rating system was founded by the Waterfront Alliance, an independent offshoot of The Municipal Art Society of New York, that establishes guidelines for ecologically friendly waterfront design and construction.
Located at 575 Exterior Street along the Harlem River, Bronx Point will eventually be one of the largest permanently affordable housing projects in the city. Additional components include educational and community facilities, retail space, a movie theatre, and The Universal Hip Hop Museum.
Phase one is anticipated to be completed in 2022 and will include approximately 600 units of permanently affordable housing that targets households and individuals with incomes ranging from extremely low to moderate. Half of the affordable housing will consist of larger two-and three-bedroom apartments.
Updates from the project team mention a variety of residential amenities, but do not specify square footage or how these spaces will be activated. However, renderings reveal a large interior courtyard positioned above the second floor.
Public outdoor spaces include large plazas on both ends of the building, a new waterfront esplanade that expands the existing Mill Pond Park, open-air performance spaces, and extensive landscaping.

Privately owned partners include L+M Development Partners and Type A Projects. The building is designed by S9 Architecture with landscape design by Marvel Architects and Langan Engineering.

The balanced combination of activity and ecology will provide a much-needed space for learning, for neighbors to jog and exercise, families to gather at BBQs, and where children can play and explore.”
Government agencies involved in the development include the New York City Economic Development Corporation, the Department of Parks and Recreation, and the Department of Housing Preservation and Development.
