Construction Begins on 1,000+ Unit Tower at 175 Third Street in Gowanus, Brooklyn

Earthwork has begun at 175 Third Street, the site of a 27-story mixed-use tower in the Gowanus Wharf development in Gowanus, Brooklyn. Designed by Bjarke Ingels Group and dencityworks and developed by Charney Companies and Tavros, the structure will yield more than 1,000 units, with 250 designated as affordable housing. The project will also include a 28,000-square-foot public waterfront esplanade designed by Field Operations. The property is located between 3rd Avenue and the Gowanus Canal.

A groundbreaking ceremony was held earlier this week and attended by leaders of the project team.

“175 Third Street is a remarkable milestone for our team,” said Sam Charney, principal at Charney Companies. “Years of remediation, infrastructure work, and public investment along the Gowanus Canal came before a single foundation was poured. BIG’s design shows what’s possible when world‑class architecture is shaped by the needs of the community around it, and 175 Third is proof of what patience and commitment can build.”

The development will feature a horseshoe-shaped massing that opens toward the canal and a new waterfront park. Further maximizing views and sunlight is a series of rooftop terraces and an internal stepped courtyard for residents. The ground floor will feature a mix of retail and dedicated artist space. Amenities at 175 Third Street will include an expansive LifeTime fitness center, spaces for socializing and entertaining, and a rooftop lounge and outdoor pool.

The waterfront esplanade is designed by Field Operations in collaboration with the NYC Department of Parks & Recreation, and will provide a protective buffer against flooding as well as incorporate public recreation courts, a dog run, a mounded lawn, fitness nooks, art sculptures, a variety of planting, and seating to the Gowanus Canal.

“175 Third Street Waterfront Park on the Gowanus Canal is intended to be a dynamic landscape that offers flexible programming, where active recreation, social gathering, and connection to nature come together,” said Karen Tamir, associate partner at Field Operations. “A versatile plaza, gently sloped lawn, multi-use sports court, and dog run provide spaces for play, movement, and everyday community life, while a generous native meadow offers a quieter, more immersive experience. Designed to adapt to both periods of inundation and drought, the meadow strengthens the park’s ecological resilience and reinforces its connection to the waterfront.”

  1. Great to have more affordable apartments but can you list the square feet for these affordable apartments.
    The ones I saw in Manhattan are 250 feet for 3780. Many are empty due to their price.
