The affordable housing lottery has launched for The Cornice, an 11-story residential at 224 3rd Avenue in Gowanus, Brooklyn. Designed by Kao Hwa Lee Architects and developed by Hershy Silberstein of BlueSky Developers, the structure yields 63 residences. Available on NYC Housing Connect are 20 units for residents at 40 to 120 percent of the area median income (AMI), ranging in eligible income from $39,018 to $219,840.

Amenities include pet-friendly policies, a dog washing station, elevator, bike storage lockers, common area Wi-Fi, gym, media room, recreation room, business center, storage, and outdoor terraces including rooftop terrace. Residences include air conditioning, hardwood floors, energy-efficient appliances, intercoms, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, cooking, hot water through non-heat-pump systems, and heating through a cold-climate split system.

At 40 percent of the AMI, there are three studios with a monthly rent of $950 for incomes ranging from $39,018 to $54,280; two one-bedrooms with a monthly rent of $967 for incomes ranging from $41,795 to $61,080; and four two-bedrooms with a monthly rent of $1,069 for incomes ranging from $50,229 to $73,280.

At 60 percent of the AMI, there is one studio with a monthly rent of $1,517 for incomes ranging from $58,458 to $81,420; three one-bedrooms with a monthly rent of $1,574 for incomes ranging from $62,606 to $91,620; and five two-bedrooms with a monthly rent of $1,798 for incomes ranging from $75,223 to $109,920.

At 120 percent of the AMI, there are two two-bedrooms with a monthly rent of $3,985 for incomes ranging from $150,206 to $219,840.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 26, 2026.
