Permits have been filed for a five-story mixed-use building at 193 Greenpoint Avenue in Greenpoint, Brooklyn. Located between Manhattan Avenue and McGuinness Boulevard, the interior lot is one block east of the Greenpoint Avenue subway station, serviced by the G train. Waterfront Property Management is listed as the owner behind the applications that includes a three-story addition to an existing two-story structure.
The proposed 53-foot-tall development will yield 8,376 square feet, with 6,503 square feet designated for residential space and 603 square feet for commercial space. The four-unit building will have a total of ten residences with the addition, most likely rentals based on the average unit scope of 650 square feet. The steel-based structure will also have a cellar but no accessory parking.
Naresh Mahangu of NY Building Associates is listed as the architect of record.
Demolition permits will likely not be needed as the development requires an addition. An estimated completion date has not been announced.
