33 Franklin Street Completes Construction in Greenpoint, Brooklyn

Construction is complete on 33 Franklin Street, a seven-story mixed-use building in GreenpointBrooklyn. Designed by StudiosC and developed by Yidel Hirsch under the Franklin 33 LLC, the 80-foot-tall structure spans 95,000 square feet and yields 80 rental units, with 24 designated as affordable housing, as well as ground-floor retail space and on-site parking for 32 vehicles. The property is alternately addressed as 82 Calyer Street and bound by Calyer Street to the north, Quay Street to the south, and Franklin Street to the east.

All exterior work has concluded since our last update in January 2023, when the reinforced concrete superstructure had recently topped out and stood covered in scaffolding and construction netting. Recent photos show the completed look of the façade, which is composed primarily of light gray brick on levels two through four, with alternating horizontal and vertical bond patterns surrounding the grid of floor-to-ceiling windows. The upper stories are clad in contrasting black paneling above the tiered setbacks at the fourth and fifth floors, and the building culminates in a landscaped roof deck populated with a variety of trees. The ground floor is recessed behind cylindrical columns and is enclosed in the same dark cladding used for the top floors.

Amenities at 33 Franklin Street include pet-friendly policies, a fitness center, a garage with assigned parking spaces, bike storage lockers, a shared laundry room, and an outdoor roof terrace. Residences come with dishwashers, energy-efficient appliances, air conditioning, hardwood floors, and name-brand kitchen appliances, countertops, and finishes. Select units include private outdoor space.

The nearest subway from the development is the local G train at the Greenpoint Avenue and Nassau Avenue stations to the east along Manhattan Avenue.
