Construction is imminent on Twin Parks Terrace, a 14-story affordable housing development in the Bronx’s Fordham Heights neighborhood. Settlement Housing and Joy Construction are developing the project on land owned by New York City Housing Authority (NYCHA), in partnership with New York City Department of Housing Preservation and Development, New York City Housing Development Corporation, and NYCHA. Danois Architects is designing the mixed-use building that will include 182 residential units, amenities, 10,489 square feet of ground-floor retail, and 1,883 square feet of community facility space.
The new building will have 181 affordable rental units for residents earning 30 to 80 percent of the area median income, as reported by Real Estate Weekly. One unit will be set aside for the live-in superintendent and 46 of the units will be set aside for the formerly homeless. NYCHA residents will give top priority for 32 of the total units available. Inventory includes 41 studios, 77 one-bedrooms, 56 two-bedrooms, and seven three-bedroom units.
Residential amenities include a gym, a shared laundry room, recreation room, meeting rooms, bike storage, and a children’s playroom and outdoor playground. Bronxworks will provide social services to residents and the surrounding community.
Twin Parks Terrace transaction is part of NYCHA’s initiative to support the construction of affordable housing on underutilized NYCHA-owned land.
Construction should begin this month on Twin Parks Terrace. No expected completion date has been announced.
