Updated renderings from J. Frankl Associates and Studio C Architecture reveal new plans for a nine-story residential building in Prospect Heights, Brooklyn. From developer Naresh Mahangu of NY Building Associates Inc., the property will take shape at 1010 Pacific Street on a large interior lot between Grand and Classon Avenues.
Previous designs for the project by Studio V Architecture called for a larger 11-story building yielding 128 rental units as well as both retail and community facility space. Those plans were eventually scrapped for unspecified reasons.
The new development will comprise 164,571 square feet, with 118,424 square feet designated for residential space. The residential component will be divided into 175 rentals and will most likely include a small allotment of affordable housing units.
The property will also yield 46 enclosed parking spaces, as well as amenities including multiple resident lounges, a media center, and a children’s playroom.
Renderings illustrate an industrial-style design clad primarily in red brick, with black metal façade sections above the third floor. The massing gradually sets back from the Pacific Street elevation to support both outdoor amenity spaces and private residential terraces.
Last week, the Department of Buildings approved the updated plans, which means that demolition of the existing building could begin in the coming weeks.

Very ordinary and depressing design. Outdated. Inappropriate use of scaled elements. Arch as entry symbol is weak, and does not work with design style. A design failure, if one must say… too bad. Its a nice site with potential. Few will be moving in for the look, thats for sure.

Hate to beat a dead horse but this is definitely Crown Heights. It doesn’t become Prospect Heights until you cross Washington Ave.

This looks like a prison. The amount of new overpriced buildings is already exorbitant but at least some are trying to capture an aesthetic. This just looks like a glorified version of the warehouse that is going to be torn down. Add more affordable housing units the uber rich have fled the city?
