The affordable housing lottery opened yesterday for The Garnet, an 11-story mixed-use development at 1620 Fulton Street in Bedford-Stuyvesant, Brooklyn. Developed by BFC Partners and designed by Shakespeare Gordon Vlado Architects, the 106,672-square-foot building will yield 130 units. Available on NYC Housing Connect are 94 units for residents at 50 to 150 percent of the area median income, ranging in eligible income from $25,372 to $184,200. Approximately 50 percent of the apartments will be set aside for community board residents.

Residential amenities include a 24-hour attended lobby, a landscaped outdoor terrace, bike storage, a fitness center, children’s playroom, and a shared laundry room on each floor. The Garnet will also have 12,000 square feet of retail space.

At 50 percent of the AMI, there are six studios with a $667 monthly rent for incomes ranging from $25,372 to $45,500; nine one-bedrooms with a $848 monthly rent for incomes ranging from $31,920 to $51,200; and six two-bedrooms with a $1,027 monthly rent for incomes ranging from $38,949 to $61,400.
At 100 percent of the AMI, there are six studios with a $1,184 monthly rent for incomes ranging from $43,098 to $91,000; 11 one-bedrooms with a $1,494 monthly rent for incomes ranging from $54,069 to $102,400; and six two-bedrooms with a $1,802 monthly rent for incomes ranging from $65,520 to $122,800.
At 150 percent of the AMI, there are 12 studios with a $1,810 monthly rent for incomes ranging from $64,560 to $136,500; 22 one-bedrooms with a $2,277 monthly rent for incomes ranging from $80,915 to $153,600; and 16 one-bedrooms with a $2,741 monthly rent for incomes ranging from $97,715 to $184,200.

It’s disappointing, disheartening, dishonest. I’m was life long Bedford Stuyvesant resident who worked,served my community,and went to church there. My home of 10yrs had a lien yet was sold in a short sale. We were told to vacate to fix & it was sold & it wasn’t affordable nor suitable after a 4 bedroom went to a 1 bedroom for over$2,000 & I paid $1700 for 10 yrs. It was a scam. My family of 5 was displaced & now I can no longer afford to move back & I’m living with disabilities that were made worse by moving 5 times in 4yrs. I need help & housing yet again lease is expiring soon. Help me & my now family of 2 come back to our community.
