TF Cornerstone has completed its dual-tower residential complex at 52-03 and 52-41 Center Boulevard in Hunter’s Point, Queens. Together, the buildings comprise 1,194 rental units including 719 permanently affordable home, a 150-vehicle parking garage, and a 7,700-square-floor community center.
According to the developer, 100 units will be reserved for low-income senior households that will have access to on-site social support provided by Selfhelp Community Services. Additional components within the masterplan include a new public park between the two towers, a school, a playground, and more than 8,900 square feet of retail space.
“The construction of nearly 1,200 new apartments in Hunter’s Point South, including 60 percent of permanently affordable units, is both a welcome and much-needed addition to the neighborhood,” said New York City councilmember Jimmy Van Bramer. “I’m thrilled to have worked to secure additional affordable housing to the development and am particularly excited about the 100 units of housing for low-income seniors that will ensure our aging population can continue to call this neighborhood home.”
Both towers were designed by ODA with SLCE as the architect of record and feature cohesive glass façade designs. At 46 stories, the building at 52-41 Center Boulevard is slightly shorter than the second tower and was completed earlier this year. 52-03 Center Boulevard topped out at 56 stories last year.
To celebrate completion of the second tower, the developers were joined by elected officials and community groups at a ribbon cutting ceremony at the new public park. The ribbon cutting also marked the launch of leasing for 266 market-rate apartments at 52-03 Center Boulevard.
“TF Cornerstone’s Hunter’s Point South project is a win for Long Island City, creating more than 700 units of affordable housing and bringing the neighborhood many amenities that will benefit both existing and future residents,” said Queens borough president Donovan Richards Jr. “I commend all those who are helping Hunter’s Point South reach its full potential as a vibrant and sustainable mixed-use community.”
The towers are latest component of Hunter’s Point South, a master planned, mixed-use development that is seen as a crucial component to the revitalization of the Queens coastline below Long Island City. The community is anchored by an 11-acre park that stretches along the East River south of Gantry Plaza State Park.
To improve public access, the coastal park offers bike paths, kayak launches, exercise and picnic terraces, an observation platform with views of the Manhattan skyline and East River, new playgrounds, dog runs, volleyball and basketball courts, the Queens Public Library at Hunter’s Point, and a growing collection of public art installations.
“Hunter’s Point South is the type of transformative project we see once in a generation,” said HPD commissioner Louise Carroll. “This latest phase brings another 1,194 new apartments, including more than 700 permanently affordable homes, as well as retail, community space, public open space, and a new school. I want to thank TF Cornerstone and all of our development partners as well as our local elected officials for all the dedication and hard work that is driving this important project forward.”
