Exterior work is continuing on Charlotte of The Upper West Side, a nine-story condominium building at 470 Columbus Avenue on Manhattan’s Upper West Side. Designed by BKSK Architects and developed by The Roe Corporation, the structure is engineered to meet eco-friendly standards set by the German-based Passive House Institute, which is known to reduce energy consumption for heating and cooling by up to 90 percent. Alyssa Kapito Interiors and BKSK both designed the interiors, Compass is handling sales and marketing of the seven full-floor condominiums, and Hudson Meridian Construction Group is the general contractor for the project, which is located between West 82nd and 83rd Streets, just north of the American Museum of Natural History.
At the time of our last update in September, work appeared to be nearing completion on the façade. However, since then the main eastern elevation has been covered with an assembly of scaffolding and construction netting, obscuring from view its rich red-colored brickwork and Italian-made terra cotta fins.
The scaffolding will likely be removed in the coming months, once again revealing the architectural blend of 19th and 20th century masonry styles that drew inspiration from the surrounding Upper West Side neighborhood and Central Park West Historic District.

Charlotte of the Upper West Sides’ lobby and amenity spaces are built with separate and independent ventilation systems in order to maintain a constant supply of filtered clean air. The air is also treated with UV light to eliminate almost all pathogens and is moderated to ensure comfortable temperature and humidity levels. One of the amenity highlights is an interactive golf simulator by Full Swing, featuring Swing Catalyst software with infrared lightwave technology and high-speed cameras. There are also an additional 13 interactive sports and games including football, baseball, and soccer. Another is the private fitness room, finished in full-height paneling in FSC-certified white oak, and featuring the latest TechnoGym equipment and Peloton bikes for immersive cardio workouts with personal touchscreens and built-in sound systems. Other amenities are a 24-hour doorman/concierge, a full-time super, a pet washing room, supplemental laundry, and private and secure storage unit for each residence.
Sales launched in the beginning of the summer, and as of right now the most affordable available home is a 3,570-square-foot, four-bedroom, 4.5-bathroom third-floor unit with 73 square feet of outdoor space for $10,740,000. The most expensive is a 4,042-square-foot, four-bedroom, 4.5-bathroom duplex with a private 2,312-square-foot rooftop terrace at a cost of $17,500,000. Each home will come with a Swiss-engineered energy recovery ventilation, heating, and cooling system.
YIMBY anticipates Charlotte of The Upper West Side to be finished by mid-2022.

That brick doesn’t seem to be holding up well already.
Beautifully conceived project with sensible floor plans and a plethora of architectural detailing…..have to wonder how the brise soleil will hold up to pigeon roosting, weather and other conditions. It looks great in the renderings and reality….but, months/years down the line, have to consider the maintenance……time will tell.
So glad this is passive construction! There’s no reason all new buildings can’t be. We really don’t have a choice.
