Construction has topped out on 202 East 23rd Street, a 20-story residential building in Kips Bay, Manhattan. Designed by Hill West Architects and developed by SMA Equities, the 90,000-square-foot structure is being built to Passive House standards and will yield 108 units in studio to two-bedroom layouts, with 28 of the apartments designated for affordable housing. KSK Construction Group is the general contractor for the project, which is located at the corner of East 23rd Street and Third Avenue.
At the time of our last update in September, the reinforced concrete superstructure had recently passed the halfway mark. Now work has reached the pinnacle and window installation is progressing between the cinder block interior walls.

A network metal scaffolding and netting encloses much of the structure, but it is still possible to see the installation of metal supports in between the window grid behind the mesh. Work is also progressing at the top of the building on the mechanical bulkhead, which features a pair of curved corners. A sliver of gray tiling was spotted around the southern corner of 202 East 23rd Street with subtle horizontal lines that denote the location of each floor plate.

The below renderings preview the final outcome for the façade, which will incorporate a staggered pattern of vertical panels spanning multiple floors between floor-to-ceiling windows.
Amenities at 202 East 23rd Street will include a fitness center, a communal lounge, co-working space, bicycle storage, and an outdoor rooftop deck with views over Kips Bay and the surrounding neighborhoods.

202 East 23rd Street is scheduled to be finished in the fall of 2023, as noted on the construction board.
