The affordable housing lottery has launched for The Grand Pacific Apartments, a nine-story mixed-use building at 985 Pacific Avenue in Crown Heights, Brooklyn. Designed by Issac & Stern Architects and developed by EMP Capital Group, the structure yields 69 residences. Available on NYC Housing Connect are 18 units for residents at 40 to 130 percent of the area median income (AMI), ranging in eligible income from $28,320 to $198,250.
Amenities include gym, spa, yoga and dance studio, playground, media room, party room, business center, storage, virtual doorman, package lockers, children’s playroom and playground, dog washing station, bike storage lockers, a shared laundry room, and a rooftop terrace. Residences come with dishwashers, air conditioning, hardwood floors, charing outlets with USB ports, smart controls for heating and cooling, name-brand kitchen appliances, countertops, and finishes, and patios or balconies. Tenants are responsible for electricity.
At 40 percent of the AMI, there are four one-bedrooms with a monthly rent of $735 for incomes ranging from $28,320 to $50,840, and three two-bedrooms with a monthly rent of $823 for incomes ranging from $32,058 to $61,000.
At 60 percent of the AMI, there are five one-bedrooms with a monthly rent of $1,183 for incomes ranging from $43,680 to $76,260, and two two-bedrooms with a monthly rent of $1,360 for incomes ranging from $50,469 to $91,500.
At 130 percent of the AMI, there are three studios with a monthly rent of $2,600 for incomes ranging from $89,143 to $146,900, and one two-bedroom with a monthly rent of $3,619 for incomes ranging from $124,080 to $198,250.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than September 5, 2023.
