Foundations Underway At 1026 Third Avenue on Manhattan’s Upper East Side

Excavation and foundations are progressing at 1026 Third Avenue, the site of a 24-story residential building in the Lenox Hill section of Manhattan’s Upper East Side. Designed by Ismael Leyva Architects and developed by Kahen Properties, which purchased three adjacent properties for $34 million in July of 2022, the 273-foot-tall structure will span 100,000 square feet and yield 81 rental units with an average scope of 1,200 square feet, as well as ground-floor retail space, a gym, and a top-floor banquet space. Third North Holdings LLC is listed the owner and Third North GC LLC is the general contractor for the project, which is located between East 60th and East 61st Streets.

Demolition had just concluded at the time of our last update in mid-March, with machinery hauling out the remain rubble from the plot. Crews are now in the process of unearthing the site and forming the new reinforced concrete foundations, with an excavator and piling machine working around sections of protruding steel rebar and pipes. Kahen also purchased the corner property at 1028 Third Avenue as part of the assemblage, but it was not demolished for the project.

The below Google Street View image shows the former low-rise occupants of the project site before their demolition. Kahen’s 1028 Third Avenue currently houses a Chipotle franchise establishment, which is expected to maintain operations until 2028.

The new rendering in the main photo shows 1026 Third Avenue’s design bearing a striking resemblance to Thomas Juul Hansen’s nearby Sutton Tower at 430 East 58th Street, albeit at a much smaller scale. The façade is composed of warm-hued paneling surrounding floor-to-ceiling glass in two-story rows, and the building is capped by a crown composed of recessed rectangular imprints. A setback above the podium appears to be topped with a terrace space, and the tower cantilevers out to the south above the roof of its low-rise neighbor.

The closest subways from the property are the 4, 5, 6, N, R, and W trains at the Lexington Avenue-59th Street station to the southwest and the F and Q trains at the Lexington Avenue-63rd Street station to the northwest. The property is in close proximity to the Bloomingdale’s flagship store, a Whole Foods Market, and a Trader Joe’s in Midtown.

1026 Third Avenue’s anticipated completion date is slated for the fall of 2025, as noted on site.

    Yeah! The structure is a striking resemblance to the Sutton Tower on design, however the tower cantilevers out to the south above the roof. This is the most prominent to visible that I have stopped for it: Thanks to Michael Young.
