Permits have been filed for an 11-story residential building at 38 Gramercy Park East in Gramercy Park, Manhattan. Located at the intersection of East 21st Street and Gramercy Park East, the corner lot is near the 23rd Street subway station, serviced by the 6 train. Legion Investment Group is listed as the owner behind the applications and is also responsible for the recent filing of 152 East 21st Street.

The proposed 125-foot-tall development will yield 25,860 square feet designated for residential space. The building will have 13 residences, most likely condos based on the average unit scope of 1,989 square feet. The concrete-based structure will also have a cellar but no accessory parking.

SLCE Architects is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  1. Funny how many times I have walk by that corner thinking how great a location it would be for a new building. Never thought it would happen. Glad to see this – hope SLCE designs something appropriate to the elegance of the neighborhood.

    Uh, I just walked past there moments ago. 38 Gramercy Park North is still very much standing! What gives?

    It’s an absolute sin to tear down this delightful historic building in a historic neighborhood. Just another greedy shame.

    • No. 37 was badly modified years ago and No. 38, while comparatively nicer, is nothing special architecturally. Too bad RAMSA couldn’t be designing the replacement, but hopefully SLCE – NY’s most okayist architectural firm – will design something great here to make up for the still charming corner.

  6. This 1850s building (and former hotel) is not vacant… it’s also a `35 unit co-op with recent sales and rentals… something is off here…
