New permits have been filed to convert a 14-story structure into a 31-story mixed-use building at 4 East 49th Street in Midtown East, Manhattan. Situated between Fifth Avenue and Madison Avenue, the interior lot is within walking distance of the 47-50 Streets-Rockefeller Center subway station, serviced by the B, D, F, and M trains. Rudolf Abramov of RJ Capital Holdings is listed as the owner behind the applications. Previous permits detailed a 29-story tower with 76 units.
The proposed 408-foot-tall development will yield 191,498 square feet, with 149,384 square feet designated for residential space and 42,114 square feet for commercial space. The building will have 66 residences, most likely condos based on the average unit scope of 2,263 square feet. The steel-based structure will also have a cellar, a 30-foot-long rear yard, and 33 bicycle parking spaces.
Rafael Viñoly Architects is listed as the architect of record.
Demolition permits will likely not be needed as the project calls for a vertical expansion. An estimated completion date has not been announced.

Well that’s a tight squeeze to put a 14-story building there. That sounds very claustrophobic. Let’s just hope there’s enough room to breathe in order to put a building there. Overall, I don’t know how I feel about this. In my opinion, I don’t really like whoever’s idea this was to put a building here.

The image is wrong. It shows the north side of 49th near Madison, specifically the back of the Saks Tower on the left and 444 Madison on the right. 4 East 49th seems to be an alternate address for 609 Fifth Avenue, which has the Puma store on the first two or three levels. It appears to be 14 floors.

I guess full windows on eve N/S sides as there’s no light coming through on the other sides. Looking forward to seeing what Vinoly firm designs.

Yay! More residential conversion. These older buildings are perfect for it and we need to add back people to help local businesses survive. Most of the floors above Christie’s at Rockefeller Center are now empty and would also make perfect residential conversion.
