New renderings have been revealed for Pearl House, an office-to-residential conversion project by the Vanbarton Group at 160 Water Street in the Seaport neighborhood of Manhattan. The project, designed by Gensler, features an acre of amenities, both indoors and outdoors. Compass Development Marketing Group is the exclusive leasing and marketing partner for this project.

This project reflects a growing trend in urban redevelopment where existing structures are repurposed to meet current residential needs. Pearl House, once an office building, will serve as a good example of how existing office inventory can be converted for residential use cases. The renderings show tasteful appointments for the interior of the building and a modern exterior featuring floor-to-ceiling windows framed by stone slabs.
Residents of Pearl House will be centrally located in Manhattan’s Seaport neighborhood, steps from stops for multiple bus and subway options, offering transit into Brooklyn or other Manhattan neighborhoods.

This looks awful and will absolutely ruin this neighborhood. Howard Hughes unsurprisingly gives little thought to maintaining the historic district, or the quality of life of the normal everyday folks who live in the area. The entire project should feel deep seeded shame for this monstrosity
