Permits Filed: 41 Brooklyn Avenue, Bed-Stuy

Yesterday, a permit was filed for a 10-story building on the southern edge of Bed-Stuy, just east of Nostrand at 1247 Atlantic Avenue.

And now, an application has been submitted to build another apartment building just off Atlantic Avenue in Bed-Stuy, at 41 Brooklyn Avenue, just to the north of the major east-west thoroughfare.

The height limit here is 60 feet (nevermind the loud, shadow-casting elevated Long Island Rail Road tracks bisecting Atlantic Avenue), so the building will be limited to six stories.

41 Brooklyn Avenue will have 49 apartments spread over just over 35,000 square feet of residential space, for an average unit size of 720 square feet. There will be eight or nine apartments per floor, and a 25-car garage (the smallest allowed by zoning) in the cellar.

Despite the commercial character of the area and especially Atlantic Avenue – not to mention the current structure on the site, home to an auto repair shop – no commercial uses were allowed by the 2007 Bedford-Stuyvesant South rezoning, so there will be no ground-floor retail.

South Williamsburg-based Cheskie Weiss is the developer, and he’s hired architect Julien Flander for the design. The 12,140-square foot piece of land last traded in 2012, but the price was not disclosed on the property transfer deed.
