Foundations Underway at 270 East 2nd Street in Manhattan’s East Village

Foundation work is underway at 270 East 2nd Street, the site of a 12-story mixed-use building in Manhattan’s East Village. Designed by JCJ Architecture and developed by the non-profit Barrier Free Living, the 65,000-square-foot structure will yield 74 housing units and administrative offices for the organization, which provides both temporary and permanent housing for survivors of domestic violence with disabilities. 270 East 2nd Street Partners, LLC is listed as the owner for the $30 million project, which is located on an interior lot between Avenue C and D, directly across from Gustave Hartman Square.

Recent photographs show most of the reinforced concrete foundation walls already formed and steel rebar protruding at the locations of subsequent columns and walls. The inner portion of the site is further behind, and some excavation is still finishing up along the western end of the parcel.

The below Google Street View image shows Barrier Free Living’s former red brick facility on the same site prior to its demolition several years ago. The land had sat vacant behind wooden fencing until excavation began last year.

The updated rendering in the main photo depicts the southern elevation with a similar aesthetic to the former iteration below, but with a different structure that angles outward from the center in a staggered, interlocking arrangement, creating a series of cantilevers and setbacks. The metallic paneling is retained, with the addition of sections of dark gray brick beneath some of the windows.

The nearest subway from the property is the F train at the 2nd Avenue station to the west.

270 East 2nd Street’s anticipated completion date is slated for October 2025, as noted on site.

    The revised design is so much better for this very worthy project.

  3. Not a fan of any architecture that completely disregards the very basics of context like exposing and leaving unaddressed lot-line walls. I’d take something more restrained and elegant any day over this brand of “look how edgy we can be” design.

  4. I guess the newer version somewhat addresses the lot line wall issue but I still prefer the original design. I like a little wacky but not a lot o’ wacky. It does fit the whole East Village mystique in either case.
