Exterior work continues on 240 Willoughby Street, a 30-story residential building in Fort Greene, Brooklyn. Designed by Fischer Rasmussen Whitefield Architects and developed by Rabsky Group, which purchased the property for $95 million in 2019, the structure will yield 300 rental units with 147 dedicated to affordable housing. 240 Willoughby LLC is the owner of the property, which directly abuts an existing 21-story apartment building that is simultaneously undergoing extensive renovations. The development is bound by Willoughby Street to the north, the Brooklyn Hospital Center to the south, Fort Greene Park to the east, and Ashland Place to the west.
Almost all of the floor-to-ceiling glass has been installed since our last update in mid-February, when black construction netting still covered much of the upper levels. The only sections still awaiting their windows are the ground floor and the strip on the western elevation where the construction hoist is anchored. The façade of gray paneling is also almost complete, with only the top four stories remaining to be enclosed, along with the bulkhead, which remains covered in scaffolding. Air conditioning units are visible on nearly every level, suggesting that interior work is well underway. The last element of the exterior will be the installation of the signature gold-hued framework that will surround the entire building in a two-story running grid pattern over the edge of the balconies.
The following images show the progress on the annex’s renovation. Nearly all of the new reflective windows are in place across the brick-clad building.

How come we’re not seeing all those exterior HVAC units in the renders?
those air conditioners ruin it – are some are in front of a tall window?!

Heat pumps are the best, but not the way they’ve been installed here as an afterthought. Truly amateurish…
We know the wrap around balconies are railings. Hopefully they do a decent job obscuring the HVAC. If not, yeah, that sucks.
