285 East 163rd Street in Concourse Village, The Bronx via NYC Housing Connect

The affordable housing lottery has launched for 285 East 163rd Street, a six-story residential building in Concourse Village, The Bronx. Designed by Anthony Cucich Architect and developed by Genci Popaj under the 285E163RDNY LLC, the structure yields 36 residences. Available on NYC Housing Connect are 35 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $103,200 to $218,010.

Units come with name-brand kitchen appliances, countertops, and finishes, air conditioning, hardwood floors, and energy-efficient appliances. Amenities include a shared laundry room and elevator.

At 130 percent of the AMI, there are 30 one-bedrooms with a monthly rent of $3,010 for incomes ranging from $103,200 to $181,740; and five two-bedrooms with a monthly rent of $3,535 for incomes ranging from $121,200 to $218,010.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 21, 2024.

    • Agreed. And i checked housing connect. Those rents are $3k to $3.5k – so not cheap at all. They advertise the apartments as being high end. Well to make up for the ugly exterior they better be high end to be paying that much. The outside looks like the rents would be 2k cheaper.
      I am 100% am for increasing income diversity in the South Bronx to reverse the redlining and blockbusting that took place in the 70’s… But design shouldn’t be atrocious

  1. Why are tax dollars being used to build subsidized Hsg for those earning over $100,000? Where’s the affordable apts for CUNY Safety Officers, EMS workers earning under $50,000, Home Health attendants, elderly NYers and the disabled? No wonder NYC still needs homeless shelters for elderly citizens and low wage workers.

    163rdst and Sheridan Ave really? 1) This neighborhood is danger, a lot of shooting ( 12 News) 2) the worst schools,3) doble parking all the time, 4) blast music from Saturday to Sunday.

  3. The rent and annual income is to qualify for this apartment is so much. This building are being built at an area where people are struggling to keep a roof over their heads. We have homelessness and people working with annual $10-25 thousand or less. Our taxes are going to the highest annual people to build this fancy building.
