The affordable housing lottery has launched for 550 Tenth Avenue, a 47-story mixed-use building in Hell’s Kitchen, Manhattan. Designed by Handel Architects and developed by Gotham Organization and Goldman Sachs Asset Management JV, the structure yields 453 residences, over 20,000 square feet of amenities, 9,000 square feet of retail space, and 26,764 square feet of administrative office space for Covenant House. Available on NYC Housing Connect are 114 units for residents at 70 to 125 percent of the area median income (AMI), ranging in eligible income from $59,280 to $209,625.

Amenities include pet-friendly policies, bike storage lockers, a shared laundry room, common area Wi-Fi, gym, party room, rooftop sky lounge, outdoor terrace, coworking space, storage, on-site resident manager, and concierge. Units are equipped with high-speed internet, air conditioning, dishwashers, and energy-efficient appliances. Tenants are responsible for electricity.

At 70 percent of the AMI, there are 15 studios with a monthly rent of $1,655 for incomes ranging from $59,280 to $87,010; five one-bedrooms with a monthly rent of $1,769 for incomes ranging from $63,532 to $97,860; and four two-bedrooms with a monthly rent of $2,114 for incomes ranging from $76,218 to $117,390.

At 125 percent of the AMI, there are 27 studios with a monthly rent of $3,015 for incomes ranging from $105,909 to $155,375; 39 one-bedrooms with a monthly rent of $3,225 for incomes ranging from $113,452 to $174,750; and 24 two-bedrooms with a monthly rent of $3,861 for incomes ranging from $136,115 to $209,625.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 9, 2024.

Looks good. It’s tall too. There are too many short buildings going up on very limited spaces. Good job!
Building is gorgeous, but they should have given it at least 100.00 floors, you can easily see the world from up there. 😲 WOW!
