The affordable housing lottery has launched for The Park Overture, a seven-story residential building at 4568 Broadway in Fort George, Manhattan. Developed by LargaVista and Baron Property Group and designed by J Frankl Architects, the structure yields 92 residences. Available on NYC Housing Connect are 28 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $92,400 to $218,010.
Amenities include a gym, pet-friendly policies, a dog washing station, package lockers, bike storage lockers gym, recycling center, and an outdoor terrace. Units come equipped with washers and dryers, dishwashers, air conditioning, patios or balconies, smart controls for heating and cooling, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including stove, heating, and hot water.
At 130 percent of the AMI, there are 21 one-bedrooms with a monthly rent of $2,695 for incomes ranging from $92,400 to $181,740, and seven two-bedrooms with a monthly rent of $3,750 for incomes ranging from $128,572 to $218,010.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 3, 2025.
