The affordable housing lottery has launched for The Bay NYC, an eight-story residential building at 2971 Shell Road in Coney Island, Brooklyn. Designed by Zproekt Architecture and developed by Rybak Development and Fouerti Realty, the structure yields 189 residences. Available on NYC Housing Connect are 56 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $86,400 to $218,010.
Amenities include a landscaped courtyard, a rooftop terrace with a heated Olympic-sized outdoor saltwater pool, private cabanas, an outdoor pickleball court, an outdoor lounge and game area, BBQ grilling stations, a dog run, and an outdoor children’s playground. Indoor features include a children’s recreation room, fitness center, a coworking lounge, a package room, on-site storage, a bicycle storage room, multiple EV parking spots, pet spa, and a full-time doorman. Tenants are responsible for electricity including stove, hot water, and heat.
At 130 percent of the AMI, there are 28 one-bedrooms with a monthly rent of $2,520 for incomes ranging from $86,400 to $181,740; four two-bedrooms with a monthly rent of $3,000 for incomes ranging from $102,858 to $218,010; 21 two-bedrooms with a monthly rent of $3,100 for incomes ranging from $106,286 to $218,010; and four two-bedrooms with a monthly rent of $3,200 for incomes ranging from $109,715 to $218,010.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 17, 2025.

I would be curious as to the arrangement of elevators here. Are there long hallways or are the elevators separate? It is always convenient for residents to have service by two elevators, so when one is being repaired, there is another to use.
