Demolition is steadily progressing at 1482-1484 First Avenue, the site of a future 30-story residential building on Manhattan’s Upper East Side. Designed by Hill West Architects and developed by Alchemy-ABR, the forthcoming 366-foot tall structure will yield 161,000 square feet of residential space with 86 rental units, and 343 square feet of commercial space, and a 30-square foot backyard. The building at 1482 First Avenue formerly stood four stories tall and spanned 7,100 square feet, and the two-story 1484 First Avenue measured 13,700 square feet that was once occupied by Weill Cornell Medicine. Demolition is expected to cost a combined $1.8 million. The abutting properties are located by the intersection of First Avenue and East 77th Street.
A significant amount of work has occurred since our last update in early May, when both structures remained fully standing and covered in scaffolding and netting. The following photos show crews in the process of razing the low-rise buildings behind the sidewalk shed, with portions of their masonry and concrete superstructures visible through the shroud. Demolition is slated for completion this winter, as noted on site.
Alchemy-ABR purchased the assemblage from Parkoff Organization and Prize Network Group for $33.7 million last fall. Further details have yet to be announced for the new building.

Alchemy-ABR paid $20.8 million for 1484 First Avenue in an off-market deal from the Parkoff Organization and Prize Network Group, while also spending $8.3 million on 1482 First Avenue, and over $10 million on development rights for the two abutting properties. It remains to be seen whether the homes will either be rentals of condominium units.
The nearest subway from the development site is the Q train at the 86th Street station along Second Avenue.
Renderings, and a construction timeline for 1482-1484 First Avenue have yet to be revealed.
