Permits have been filed for an eight-story mixed-use building at 1537 Vyse Avenue in Crotona Park East, The Bronx. Located between East 172nd Street and East 173rd Street, the lot is near the 174th Street subway station, served by the 2 and 5 trains. Gedalya Feldman is listed as the owner behind the applications.
The proposed 74-foot-tall development will yield 23,104 square feet designated for residential space. The building will have 38 residences, most likely rentals based on the average unit scope of 608 square feet. The concrete-based structure will also have a cellar and a 46-foot-long rear yard.
Leandro Nils Dickson Architect is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

Great to see another vacated lot get rebuilt. The City needs to prioritize and encourage all vacant lots be redeveloped.
This construction of new buildings in the Bronx are great for who? Those buildings assigned for persons who have drug habits or are mentally ill should not be mixed with people who are hardworking with children and seniors who are retiring and live alone. There are numerous of tenants who live in those building complaining of their safety as some of these mentally ill tenants burn their apartments and comit crimes. They do not obey tenancy policies. My daughter is actually experiencing these issues where she lives. Beautiful building with high technology but unfortunately not safe. She now has to wait until her lease expires so that she can get the hell out of there!
