Located between Beach Channel Drive and Rockaway Beach Boulevard, the lot is near the Beach 67th Street subway station, served by the A train. Benjamin Mendlowitz is listed as the owner behind the applications.
The proposed 45-foot-tall development will yield 11,550 square feet designated for residential space. The building will have 18 residences, most likely rentals based on the average unit scope of 641 square feet. The masonry-based structure will also have a 25-foot-long rear yard.

Demolition permits have not been filed yet. An estimated completion date has not been announced.
