The affordable housing lottery has launched for 68–19 Woodhaven Boulevard, a seven-story residential building in Rego Park, Queens. Designed by SGVA and developed by Juan Barahona of Restoring Communities HDFC, the structure yields 120 residences. Available on NYC Housing Connect are 101 units for residents at 30 to 100 percent of the area median income (AMI), ranging in eligible income from $22,492 to $175,000.
Amenities include a garage with electric vehicle charging stations, bike storage lockers, gym, a shared laundry room, common area Wi-Fi, recycling center, package lockers, elevator, and a virtual doorman. Units are equipped with dishwashers, air conditioning, hardwood floors, smart controls for heating and cooling, intercoms, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.
At 30 percent of the AMI, there are nine studios with a monthly rent of $545 for incomes ranging from $22,492 to $38,880; seven one-bedrooms with a monthly rent of $693 for incomes ranging from $28,115 to $43,740; and five two-bedrooms with a monthly rent of $814 for incomes ranging from $33,738 to $52,500.
At 50 percent of the AMI, there are seven studios with a monthly rent of $1,031 for incomes ranging from $39,155 to $64,800; ten one-bedrooms with a monthly rent of $1,300 for incomes ranging from $48,926 to $72,900; and five two-bedrooms with a monthly rent of $1,543 for incomes ranging from $58,732 to $87,500.
At 80 percent of the AMI, there are nine studios with a monthly rent of $1,760 for incomes ranging from $64,149 to $103,680; 11 one-bedrooms with a monthly rent of $2,211 for incomes ranging from $80,160 to $116,640; and 15 two-bedrooms with a monthly rent of $2,636 for incomes ranging from $96,206 to $140,000.
At 100 percent of the AMI, there are 18 one-bedrooms with a monthly rent of $2,606 for incomes ranging from $93,703 to $145,800, and five two-bedrooms with a monthly rent of $3,110 for incomes ranging from $112,458 to $175,000.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 13, 2026.
