Rendering Reveals Filmology Labs Conversion of Reinhardt Building At 61 State Street in Paterson, New Jersey

A new rendering has been revealed for Filmology Labs: Content Creation Studios, a planned conversion of a historic silk mill into a film and digital studio at 61 State Street in Paterson, New Jersey. Designed by Conrad Roncati of Architectura and developed by media entrepreneur Alam Mruvka, the 250,000-square-foot complex will contain 21 production sound stages with pre-built standing sets. The property, which is also known as the Reinhardt Building and the Padded Wagon Building, occupies a full block bounded by 20th Avenue to the north, 21st Avenue to the south, Gray Street to the east, and State Street to the west.

The rendering previews the refurbished look of the two industrial buildings. The $250 million project will overhaul their interiors, restore their brick façades, and create a new landscaped plaza along 21st Avenue. Signage for the studio will cover the southwest corner of the property.

The studio will cater to vertical micro-dramas and digital series and creator-driven content. The facility will house Mruvka’s micro-drama platform VERZA TV, as well as other productions by independent content creators. Filmology Labs aims to produce more than two vertical micro-dramas per month.

The complex will also include AI studios, podcast facilities, a green-screen stage, an LED volume wall, creative office space, a commissary, and a fitness and yoga studio. Filmology will also provide access to New Jersey film and digital media tax credits.

The site is located one street away from access points to Interstate 80. The elevated Paterson train station on the NJ Transit Paterson Line is a 6-minute car ride to the north.

A construction timeline for Filmology Labs: Content Creation Studios has yet to be announced.

  1. I’ll always root for Paterson. They’re a city that has a ton of potential. It has a dense downtown core, a river running next to it that would make for a perfect greenway or waterfront park, and a ton of these historic mills that are still standing and prime for adaptive reuse like the early days of neighborhoods like in parts of Jersey City and Brooklyn.

    There is still a long way to go before it can be a truly desirable place to live and work though. Hopefully Paterson can continue to attract investment and turnaround in my lifetime.

    • My best friend was from Paterson NJ, he was a musician in bands that played gigs in nyc & regional clubs, unfortunately he OD’ed & died from fentanyl in 2022. I’m sober 3+ years now, but we used to drink & drug heavy in Paterson, but I always thought given Paterson’s proximity to NYC & it’s general “vibe & layout”, it always seemed like Paterson has SO MUCH UPSIDE POTENTIAL !!!, I’m glad to see a big investment with the Silk Mill conversion into a dynamic studio space, hopefully this will be an “anchorage” to spur further development & forward progress.

    This is a truly wonderful and fascinating project. This amazing historic complex will become the cutting edge of today’s economy. Great news for Paterson!

  4. Great project but I am skeptical on the economics surrounding the proposal. “Vertical content production” doesn’t sound like a $250 mil development but it’s hopeful, I guess.

    One weekend shooting left 3 dead. NJ newspaper mentioned it in the corner on page 7. Prison in Main Street across from Cathedral. Have never seen another city with so much trash laying around. Definitely will not sing ‘America the beautiful’ in this place!

      • Shooting are sadly as American as apple pie. And most Northeast cities have been struggked to eveb resume trash pickups after this brutal month of cold & snow. Try singig “America the Possible”.

If you Goggle “Paterson Art Factory set for revitalization under new owner” at the NJBIZ website, you’ll find other stirrings of a revitalized Paterson (which was founded by Alexander Hamilton as an industrial hub for our new nation, with its many silk & textile mills powered by plentiful water power).
