Permits have been filed for an eight-story mixed-use building at 254 Flatbush Avenue in Park Slope, Brooklyn. Located between St. Marks Avenue and Prospect Place, the lot is one block from the Bergen Street subway station, served by the 2 and 3 trains. Tolib Mansurov under the 250 Flatbush LLC is listed as the owner behind the applications.
The proposed 85-foot-tall development will yield 35,436 square feet, with 27,179 square feet designated for residential space and 8,257 square feet for commercial space. The building will have 20 residences, most likely condos based on the average unit scope of 1,358 square feet. The concrete-based structure will also have a cellar and a 20-foot-long rear yard.
Alexander Zhitnik of Z Architecture PLLC is listed as the architect of record.
Demolition permits were filed earlier this month for the single-story structure on the site. An estimated completion date has not been announced.

Besides surface lots, this is the perfect property for redevelopment, and there are thousands of them around the city. Policies should encourage this and discourage destruction of stabilized apartments and historic buildings.

The City of Yes was an opportunity to demolish already existing rent stabilized apartments in historic low rise buildings….about 5 in SoHo already have been demolished for expensive housing. These one story surface lots (and plenty around the boroughs) are perfect redevelopment sites.
