The affordable housing lottery has launched for Columbia Commons 1, an eight-story structure in a three-building complex at 498 Columbia Street in Red Hook, Brooklyn. Designed by Aufgang Architects, the structure yields 369 residences. Available on NYC Housing Connect are 60 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $30,446 to $183,200.

Amenities include bike storage lockers, a shared laundry room, security guard, elevator, community center, and outdoor areas including an outdoor terrace. Units are equipped with energy-efficient appliances, high-speed internet, and intercoms. Tenants are responsible for electricity, which includes stove.

At 40 percent of the AMI, there are 24 studios with a monthly rent of $777 for incomes ranging from $30,446 to $54,280; 19 one-bedrooms with a monthly rent of $980 for incomes ranging from $37,920 to $61,080; and 24 two-bedrooms with a monthly rent of $1,165 for incomes ranging from $45,669 to $73,280.

At 60 percent of the AMI, there are 23 studios with a monthly rent of $1,243 for incomes ranging from $46,423 to $81,420; 51 one-bedrooms with a monthly rent of $1,563 for incomes ranging from $57,909 to $91,620; and 37 two-bedrooms with a monthly rent of $1,864 for incomes ranging from $69,635 to $109,920.

At 100 percent of the AMI, there are 21 studios with a monthly rent of $1,779 for incomes ranging from $64,800 to $135,700; 16 one-bedrooms with a monthly rent of $2,233 for incomes ranging from $80,880 to $152,700; and 24 two-bedrooms with a monthly rent of $2,668 for incomes ranging from $97,200 to $183,200.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 19, 2026.
