Rendering reveal 312-322 Canal Street, an upcoming seven-story residential building in Tribeca, Manhattan. Designed by Paul A. Castrucci Architects and developed by Trans World Equities, the 24,000-square-foot structure will yield 21 units along with ground-floor retail space. The trapezoidal property is located on the south side of Canal Street between Broadway and Church Street, on the border with Soho.
The renderings preview a rectangular massing with a lone setback spanning the width of the seventh floor. The building will feature a trabeated terracotta façade framing a grid of floor-to-ceiling windows, giving it an industrial look to blend with the traditional cast iron architecture of the neighborhood. However, its striking bright red finish will make it stand out from the surrounding streetscape.

Homes will be located on levels two through six, and a full-floor penthouse will occupy the entire seventh floor and come with a sprawling private terrace. A list of residential amenities has not been disclosed.
The property is currently occupied by a vacant two-story commercial building, as seen in the below Google Street View image.

The site is located between two Canal Street subway stations, with the A, C, and E trains to the west along Sixth Avenue and the N, Q, R, and W trains to the east along Broadway.
A construction timeline for 312-322 Canal Street has yet to be announced.

It’s fine. Kinda goofy and those windows won’t provide much privacy from the middle of Canal st no matter how recessed but it’s west enough from Chinatown that I’m willing to not care. Enjoy your fishbowl, 21 families
