Designed by AG Engineering and developed by Herman Gross of Sapphire Investors LLC, the structure yields ten residences. Available on NYC Housing Connect are two units for residents at 80 percent of the area median income (AMI), ranging in eligible income from $84,926 to $146,560.

Residences are equipped with patios or balconies, air conditioning, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including the stove, hot water, and heat.

At 80 percent of the AMI, there is one one-bedroom with a monthly rent of $2,225 for incomes ranging from $84,926 to $122,160, and one two-bedroom with a monthly rent of $2,579 for incomes ranging from $102,000 to $146,560.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 28, 2026.
