Developer Moishe Loketch of the Loketch Group got a little press earlier this year when he talked to the Awl’s Brendan O’Connor about his two-year-old condo project in Canarsie, Loft 87. Now YIMBY has the first look at a very different sort of Loketch Group project—a three-story expansion of a low-slung storefront with apartments at 207 South 3rd Street in Williamsburg.
The dowdy two-story brick building on the corner of Roebling Street will grow to five stories and gain six apartments. The new, improved structure will host 10 units across 13,751 square feet of residential space. Each apartment will be a four-bedroom, two-bath duplex, measuring about 1,375 square feet. Despite the size, these will be luxury rentals, not condos. All the units will have washers and dryers and private outdoor space.
A bar, dollar store, Thai restaurant and laundromat currently occupy the building, and the laundromat is the only business that might remain. But the revamped 207 South 3rd Street will include 8,700 square feet of ground floor retail, ensuring a place for new businesses.
J Frankl Associates are designing, and they decided on a boxy, monochromatic facade reminiscent of ODA’s work (like 608 Franklin Avenue and 1800 Park Avenue). The exterior appears to be clad in white facade panels and floor-to-ceiling windows, and a glassy, double-height first floor will offer an ideal space for a new restaurant or boutique. All of the top floor apartments will get private roof decks, and there will be a shared balcony on the second floor.

Between the outdoor space and size, these rentals might be some of the most expensive south of Metropolitan Avenue.
Workers have already begun demolishing the building’s second floor, and Loketch expects that the project will be finished a year after the DOB approves work permits. Alteration applications were just filed yesterday.
