Yesterday, The Real Deal reported on an eviction controversy surrounding 338 West 39th Street, which is a site that will soon yield a new hotel. Now, YIMBY can reveal the design of the new building coming to the lot, which will soon be occupied by Portuguese hotel group Pestana Hotels.
The building is rising in a stretch of Midtown West that is hosting more and more new hotel development, the vast majority of which is unattractive and anti-urban. Luckily, Pestana’s project appears to be following slightly better design cues than many of its surrounding new buildings, and 338 West 39th Street will include an extensive amount of plastic-y lattice-work that puts the building’s effective envelope flush with the existing street-wall.
Sam Chang paid $22.5 million for the lot, and the developer also owns 350 West 39th Street next-door. Despite that, the renderings indicate the lots will not be combined, and that Pestana’s hotel will be its very own project. Barone Management is also developing.
A PDF from Massey Knakal further highlights the site’s potential, which totals just under 60,000 square feet.
Immediately to the north, 40th Street between Eighth and Ninth Avenues seems to be seeing the most new hotel development out of any block in New York City, though the construction boomlet is now extending to 39th Street as well. While the architect of the Pestana has not yet been revealed, YIMBY would guess it is either Gene Kaufman or Peter Poon, both of whom tend to dominate the design of new buildings in the Garment District.
No completion date has been formally announced, and demolition permits for the old building currently on-site have not yet been filed.
