Moran Machtey, doing business as an anonymous LLC, has filed applications for a seven-story, 16-unit residential building at 595 New York Avenue, in Prospect Lefferts Gardens, five blocks from the Sterling Street stop on the 2 and 5 trains. The project will measure 10,966 square feet and includes a small 356 square-foot community facility on the ground floor. Residential units are to begin on the second floor and will average a rental-sized 667 square feet apiece. Bluarch Architecture is the applicant of record. An existing two-story brick home and an adjacent dilapidated single-story structure will have to be demolished.

Sketch Posted Of Seven-Story, 38-Unit Mixed-Use Project At 1930 Bedford Avenue, Prospect Lefferts Gardens

Back in April of this year, YIMBY reported on applications for a seven-story, 38-unit mixed-use building at 1930 Bedford Avenue, in Prospect Lefferts Gardens, and now an on-site sketch of the project has been posted, courtesy of photographer Tectonic. It will measure 38,236 square feet in total and will include 7,441 square feet of health care offices on the ground and second floors. Residential units begin on the third floor and should average 810 square feet apiece. Though two two wood-framed structures were demolished over the summer, construction has yet to begin. Nik Lavrinoff is developing and Z Architecture is designing.

Earl Roberts, operating as an anonymous LLC, has filed applications for a nine-story, 16-unit residential building at 235 Hawthorne Street, in Prospect Lefferts Gardens, right around the corner from the Winthrop Street stop on the 2 and 5 trains. The building will total 17,797 square feet, which means units will average 1,112 square feet apiece, possibly indicative of condos. Issac & Stern Architects is designing, and a 2.5-story house must first be demolished.

Just east of Prospect Park in Brooklyn, Prospect Lefferts Gardens is seeing almost as much new construction as its pricier neighbor to the north, Crown Heights. Filings for new buildings roll in every few weeks, ranging from little market-rate developments to partially affordable megaprojects from developer Hudson Companies. Now we have an application for a five-story apartment building at 195 Hawthorne Street, between Bedford and Rogers Avenues.
