Brooklyn-based Bawabeh Brothers has filed applications for a five-story, 11-unit mixed-use building at 1732 Hancock Street, in southern Ridgewood, located seven blocks south of the Seneca Avenue stop on the M train. The entire structure will measure 24,825 square feet in total, 12,596 square feet of which will be for a dialysis center located on the ground and second stories. On the rest of the second floor and on the upper levels, there will be a total of 11 residential units averaging 931 square feet apiece. Rego Park-based Diego Aguilera Architects is the applicant of record. The 8,009 square-foot lot is currently being used for parking.

Joseph Deutsch, doing business as an anonymous LLC, has filed applications for a four-story, seven-unit residential building at 475 Woodward Avenue, in Ridgewood, located 10 blocks northwest of the Forest Avenue stop on the M train. The entire building will measure 6,526 square feet in total, but residential units will spread across 4,996 square feet of space. That means average configurations of 714 square feet apiece, indicative of rentals. Oleg Ruditser’s Brooklyn-based M.E.P. Designs Inc. is the applicant of record. Permits to demolish the existing two-story house were filed in December.

54 Unit, Five-Story Building To Replace Warehouses At 801 and 819 Wyckoff Avenue, Ridgewood

Two warehouses in Ridgewood, Queens will be no more. The Loketch Group just acquired two vacant structures at 801 Wyckoff Avenue and 819 Wyckoff Avenue for $11.25 million. They present up to 43,000 square feet of development potential and Loketch plans to use just about all of it for a new residential project. They’re planning a 42,971 square-foot, five-story building with 54 units. The average size will be 795 square feet and 29 of the units will be duplexes. There will also be 1,000 square feet of recreation space on the top floor, along with a 420 square-foot roof deck. It has been designed by J Frankl Associates.

Sal Mendolia has filed applications for a four-story, seven-unit residential building at 18-23 Palmetto Street, in Ridgewood, a stone’s throw away from the M train’s stop at Seneca Avenue. The building will measure 5,000 square feet, and units will average a rental-sized 714 square feet apiece. Panagis Georgopoulos’ Flushing-based firm is the architect of record, and the site’s single-story predecessor was demolished over the summer.
