Eight-Story, 24,000-Square-Foot Medical Office Building Filed at 876 60th Street, Sunset Park

Junhong Zhu, doing business as an anonymous Brooklyn-based LLC, has filed applications for an eight-story, 24,033-square-foot medical building at 876 60th Street, in southern Sunset Park, located two blocks from the Eight Avenue stop on the N train. The project will feature 19,160 square feet of medical offices, plus a daycare facility located on the cellar level. Lower Manhattan-based Chi F. Lau is the architect of record. The development assemblage include two 20-foot-wide, three-story apartment buildings. Demolition permits were filed in February to knock them down.

Four-Story, Eight-Unit Residential Building Planned at 670 47th Street, Sunset Park

Brooklyn-based Hengchang Property has filed applications for a four-story, eight-unit residential building at 670 47th Street, in Sunset Park, located five blocks from the 45th Street stop on the R train. The structure will measure 9,075 square feet, and its residential units should average 890 square feet apiece. That means either rental apartments or condominiums. Shi Ming Tam’s Borough Park-based SM Tan Architect is the architect of record. The 45-foot-wide site is currently partially occupied by a two-story brick rowhome, and was subdivided into two tax lots in January to accommodate the new building.

Industry City Developers Plan Seven-Story, 500,000-Square-Foot Office Conversion at 168 39th Street, Sunset Park

In March, details were revealed of the proposed rezoning of Industry City – a six-million-square-foot industrial-commercial complex – located west of the Gowanus Expressway, in Greenwood and Sunset Park. The developers – Jamestown Properties, Belvedere Capital, and Angelo Gordon – are now moving forward with a piece of the overall redevelopment that is independent of the rezoning. Building 19, at 168 39th Street (a.k.a. 148 39th Street), on the corner of Second Avenue, is going to be converted into 500,000 square feet of office space, according to Commercial Observer. The office space will be located across the first seven floors of the building. The conversion will feature a new lobby, new windows, and upgrades to infrastructure and equipment, like the installation of modern elevators. The Brooklyn Nets recently completed their new 70,000 square-foot training facility, called the Hospital for Special Surgery Training Center, on the eighth floor of the building.

Four-Story, Three-Unit Residential Building Coming To 346 43rd Street, Sunset Park

Property owner Ahn Lee-McKechnie has filed applications for a four-story, three-unit residential building at 346 43rd Street, in northern Sunset Park, located two blocks north of the 45th Street stop on the R train. The building will measure 4,000 square feet, which means its residential units should average a spacious 1,333 square feet apiece, indicative of condominiums. There will be two full-floor apartments on the ground and fourth floors, and a duplex unit spanning the second and third floors. Hames Hill’s Garment District-based Urban Pioneering Architecture is the architect of record. The site is currently occupied by a three-story townhouse. Demolition permits have not yet been filed.

City Reveals More Details and Possible New Bridges for Brooklyn-Queens Streetcar

Three of the city’s top officials in transportation, housing, and economic development laid out the details of Mayor Bill de Blasio’s controversial plan to build a streetcar line along the waterfront from Sunset Park, Brooklyn to Astoria, Queens during a meeting with reporters on Friday.

Foundation Work Underway For Six-Story, 40-Unit Medical Office Building At 5521 Eighth Avenue, Sunset Park

In October of 2014, YIMBY revealed renderings of the planned six-story, 40-unit multi-use commercial building at 5521 Eighth Avenue, on the corner of 56th Street in Sunset Park, located seven blocks north of the N train’s stop on Eighth Avenue. The Brooklyn Daily Eagle reports foundation work is now underway on the 81,569 square-foot project, which will include 36 medical offices and four retail units. The retail space will measure 13,003 square feet in total and will span the ground floor and a mezzanine level. The medical offices will begin on the second floor and should average 1,180 square feet apiece. Flushing-based Andy Wong filed documents with the Attorney General’s office in January, which indicated the project is being valued at $76.3 million. Raymond Chan is designing and completion in 2017 seems likely.

The city downzoned most of Sunset Park in 2009, limiting development in a huge and still relatively affordable part of southern Brooklyn. The new zoning extends to the west side of 8th Avenue, but on the east side, developers can exploit more flexible zoning that doesn’t limit the heights of new buildings.
So it’s no surprise to find plans for a six-story, mixed-use building here at 4603 8th Avenue, near the border with Borough Park.

Developer Plans Conversion Project At Four-Story Building At 5018 Fourth Avenue, Sunset Park

The four-story, 24,000 square-foot commercial building at 5018-5024 4th Avenue, in Sunset Park, has been purchased by developer Congregation Imrei Yehudah for more than $7.5 million. According to the Brooklyn Daily Eagle, the new owner plans to convert the vacant building into residential units or office space. The 6,400 square-foot lot also contains 2,880 square feet of air rights, which could go towards expanding the building. It’s conveniently located three blocks north of the 53rd Street stop on the R train.

Mixed-Use Redevelopment Of Former Police Precinct Planned At 4302 Fourth Avenue, Sunset Park

Over the summer, Yosef Streicher purchased the dilapidated, three-story former police station at 4302 Fourth Avenue, in northern Sunset Park, for $6 million. Now, the owner plans to redevelop the castle-like structure into a community center and a café. According to the Brooklyn Daily, preliminary plans also call for a residential building with 10 units to be built behind the old Precinct on the vacant lot at 364 43rd Street. An architect has not yet been selected, but Ben Herzog is among the front-runners who may eventually design the project. The Brooklyn Daily Eagle has renderings of other designs for the proposed redevelopment, which will eventually have to be approved by the Landmarks Preservation Commission.

Brooklyn Baptist Chinese Church Planning Six-Story Facility At 913 45th Street, Sunset Park

The Brooklyn Baptist Chinese Church, doing business as Siloam Ministries Inc., has filed applications for a new six-story, 11,512 square-foot church facility at 913 45th Street, in Sunset Park, located two blocks west of the Fort Hamilton Parkway stop on the D train. The building would contain a house of worship on the ground floor, a dining hall and kitchen in the cellar, and five floors of accessory office space. Shiming Tam’s Brooklyn-based architecture firm is the applicant of record. An existing two-story brick building must first be demolished.
