The first four floors of the mixed-use structure will have a school, while the fifth, sixth, and penthouse levels will be occupied by an ambulatory diagnostic/treatment center. Great Neck, N.Y.-based RealNet Holdings has filed applications for a four-story, four-unit residential building at 31 Brighton 2nd Place, in Brighton Beach. The project will measure 4,344 square feet. Its full-floor residential units should average 980 square feet apiece, so either rental apartments or condominiums could be in the works. The top-floor apartment will be a duplex and will feature space on an upper mezzanine level. There will be a three-car parking garage in the basement. Gerald J. Caliendo’s Briarwood-based architectural firm is the architect of record. The 40-foot-wide, 1,800-square-foot property was occupied by a dilapidated two-story house until that was demolished in the first half of 2015. The Ocean Parkway stop on the Q train is three blocks away.
