Permits Filed: 196 Montrose Avenue, East Williamsburg Expansion

As property values skyrocket in the low-slung eastern edges of Williamsburg, small developers are searching for ways to boost a site’s density without spending exorbitant amounts of money on construction. Increasingly, they file their developments as alterations, rather than new buildings, which allows them to avoid building expensive underground parking. And the J-51 abatement gives landlords a break on their property taxes, in exchange for preserving at least 50% of the old building and keeping the new units rent-stabilized for up to 20 years. One of these enterprising developers has filed alteration applications to expand a little three-story brick apartment building at 196 Montrose Avenue, on the corner of Humboldt Street.

14-Unit Residential Development Under Construction At 11 Orient Avenue, East Williamsburg

Two four-story residential buildings, totaling 14 residential units, are now under construction at 9-11 Orient Avenue, in northern East Williamsburg, two blocks from the L train’s Graham Avenue stop. According to Brownstoner, the buildings have risen to one story, and Great Neck-based Shalom Rubinoff is developing. The residential units will average just 690 square feet, indicative of rentals. Gerald Caliendo is designing, and completion is expected in Spring 2016.

Commercial Conversion Of Warehouse At 65 Porter Avenue Revealed, East Williamsburg

In February, YIMBY brought you news of Bushburg Properties’ commercial conversion planned at 65 Porter Avenue, which would turn a single-story, 32,620 square-foot warehouse into a commercial building featuring retail and offices in southern East Williamsburg. Now, Brownstoner has renderings, and the building will have commercial units ranging from 630 to 5,000 square feet. A new façade is in store, and future tenants can expect to move in starting January 2016. Michael Avramides Architects is designing.
