Six-Story, 82-Unit Steiner East Village Condos Top Out at 438 East 12th Street

Back in March, the six-story, 82-unit mixed-use building began to rise at the block-thru plot at 438 East 12th Street, in the East Village. The complex now appears to be topped out, according to photos by EV Grieve. Dubbed Steiner East Village, it is to encompass 151,943 square feet. That will include 8,376 square feet of ground-floor retail space and a 961-square-foot medical offices, also on the ground floor. Its 82 condominiums, averaging 1,315 square feet apiece, will come in one- to four-bedroom configurations. Amenities include a pool and spa, a gym, a library, a children’s playroom, a courtyard, and rooftop gardens. Douglas Steiner’s New Jersey-based Steiner Equities Group, doing business as their New York arm Steiner NYC, is the developer, while S9 Architecture is behind the design. Paris Forino is responsible for the interiors and Future Green Studio is the landscape designer. Completion can be expected in 2017.

85,000 Square-Foot, 300-Key MOXY Hotel Planned At 112-120 East 11th Street, East Village

This morning, we had hotel news for you. Now, we have more. In April, Lightstone Group acquired, for $127 million, a six-building, 181-unit residential portfolio for that comprises of 112-120 East 11th Street and 85 East 10th Street, in the East Village. The developer is currently planning to build a 85,000-square-foot, roughly 300-key boutique hotel at 112-120 East 11th Street, according to The Real Deal. Marriott International’s MOXY Hotels will be the operator. The five-story buildings at 112-120 East 11th Street currently contain 75 residential units across five buildings and are expected to be demolished. The other six-story, 106-unit building at 85 East 10th Street will remain and is expected to be sold off. The April acquisition was financed with an $85 million loan. The five apartment buildings at 112-120 East 11th Street represented $52.1 million, while the six story property at 85 East 10th Street traded for $75.4 million.

Developer Refiles for Six-Story, Six-Unit Residential Project at 253 East 7th Street Under New Architect, East Village

Back in October of 2015, the four-story townhouse at 253 East 7th Street, in the East Village, was being demolished for a new residential project. Since then, demolition work has been completed, and the developer, BSD Realty, has refiled for applications under a different architect. Issac & Stern Architects is now designing the project, which will rise six stories and contain six residential units. The structure would measure 10,466 square feet and its units should average a spacious 1,498 square feet apiece, indicative of condominiums. There will be roughly one unit per floor, except a single apartment will share space with other units on the ground and second floors, and the sixth-floor unit will feature space on an upper penthouse level.

Last month, new renderings surfaced of the six-story, 82-unit mixed-use building under development at 438 East 12th Street, in the East Village, and now EV Grieve reports the East 12th Street-facing side of the structure is five stories above street level. The 151,943-square-foot project will eventually grow to reach the corner of East 11th Street and Avenue A. As reported, there will be 8,376 and 961 square feet of ground-floor retail and medical office space, and its 82 condominium units should average 1,315 square feet apiece. The varying unit configurations and amenities are listed in our previous post. Douglas Steiner is the developer, Perkins Eastman affiliate S9 Architecture is the design architect, and Paris Forino is designing the interiors. Completion is expected in 2017.

Six-Story, Six-Unit Condominium Project Tops Out At 64 East 1st Street, East Village

In April of 2014, YIMBY reported on applications for a six-story, six-unit residential building at 64 East 1st Street, in the East Village, and construction began began on the project in August of 2015. EV Grieve now reports the structure has topped out. It now stands 60 feet above street level and measures a total 14,884 square feet. Each floor will contain a single condominium, except the ground-floor unit will have to share the floor with the residential lobby, and the sixth-floor unit will actually be a duplex apartment featuring a seventh-floor penthouse and private terrace. On average, the units will measure 2,183 square feet apiece. Dubbed 64 East, GF55 Partners is the designing the project and MGM Property Group is developing it. Completion can probably be expected later this year.
