Property owner Xue Mei Chen has filed applications for a four-story, six-unit residential building at 54-02 Junction Boulevard, in Elmhurst, located seven blocks from the Woodhaven Boulevard stop on the M/R trains. The new structure will measure 6,504 square feet in total and its residential units will average 810 square feet apiece. The 40-foot-wide corner lot at 54th Avenue is currently occupied by a single-story, single-family house. Demolition permits have not yet been filed. Seven-Story, 216-Unit Homeless Shelter To Get Renovation At 79-00 Queens Boulevard, Elmhurst

The city has approved plans to renovate and bring up to code the seven-story, 216-unit former Pan Am hotel, which was turned into a homeless shelter back in June of 2014. The building, at 79-00 Queens Boulevard, in Elmhurst, is located five blocks west of the Grand Av – Newtown stop on the M/R trains. DNAinfo reports Samaritan Village, the facility’s operator, will file plans with the city by June for the construction work. Some upgrades include a children’s playground, a day care facility, and a cafeteria. Samaritan will receive roughly $23 million in funding from the city over the next couple years to carry out construction. The city’s Department of Homeless Services will help in the relocation of families during the renovation.

Property owner Zhen Zun Li has filed applications for two three-story, three-unit residential buildings at 74-31 – 74-33 44th Avenue, in Elmhurst, four blocks south of subway stops on the E, F, M, R, and 7 trains and caught at the intersection of Broadway and Roosevelt Avenue. Each structure will measure 4,146 square feet in total, and there will be 6,270 square feet of residential space across both buildings. That means full-floor units will average 1,045 square feet apiece. Chang Hwa Tan’s Flushing-based Tan Architect is the applicant of record. Demolition permits were filed last October to raze the existing three-and-a-half-story wood-frame house.

An existing two-story brick rowhouse must first be demolished.
