Construction is nearing completion on 15 Beekman Street, a 27-story campus expansion for Pace University in the Financial District. Designed by Manish Chadha of Ismael Leyva Architects and developed by SL Green Realty, the 338-foot-tall tower will yield 213,084 square feet with classrooms, dorm rooms, a dining facility, library, and learning center. New Line Structures & Development is the general contractor for the property, which is alternately addressed as 126-132 Nassau Street and located at the corner of Beekman and Nassau Streets.

Construction is rising above street level on 1 Park Row, a 23-story mixed-use building in the Financial District. Designed by Fogarty Finger Architects and developed by Circle F Capital, which received a $90 million construction loan from Parkview Financial in 2021, the 305-foot-tall structure will yield 103,000 square feet with 58 condominium units in one- to three-bedroom layouts, along with 19,000 square feet of office and retail space on the lower levels. Cauldwell Wingate is the general contractor and 1 Park Row Development LLC is the owner of the property, which is located at the intersection of Park Row and Ann Street.

111 Wall Street’s New Curtain Wall Reaches Upper Levels in Financial District, Manhattan

Renovation work is moving along on 111 Wall Street, a 25-story commercial building in Manhattan’s Financial District. Designed by STUDIOS Architecture and developed by Wafra Capital Partners and The Nightingale Group, the $100 million project involves the replacement of the structure’s midcentury façade with a modern glass curtain wall and the full gut renovation of its 1.5 million square feet of office space, as well as the construction of an expanded lobby and amenity spaces designed by URBN Playground on the lower floors. Hunter Roberts Construction Group is the general contractor and JLL is handling leasing for the property, which is bound by Wall Street and Mannahatta Park to the northeast, Front Street to the northwest, South Street and the FDR Drive to the southeast, and Gouverneur Lane to the southwest.

StubHub Relocates Headquarters to 3 World Trade Center in Financial District, Manhattan

StubHub, one of the world’s largest online destinations for ticketed live events, will establish its new headquarters at 3 World Trade Center in Manhattan’s Financial District. In an effort to consolidate its commercial footprint, the company will close multiple locations in Midtown, and instead occupy 44,000 square feet of 3 World Trade Center’s 59th floor.

Redesign Revealed for 45 Broad Street in Manhattan’s Financial District

YIMBY spotted a series of new exterior renderings for 45 Broad Street, a long-stalled site located in the Financial District of Lower Manhattan. Originally designed by CetraRuddy and developed by Madison Equities and Gemdale Properties, the formerly planned 1,115-foot supertall residential skyscraper appears to have a new and shorter undisclosed architectural height with a completely new design by Handel Architects. Lendlease will be the general contractor and take over from Pizzarotti LLC for the ground-up development, which will have 221,000 square feet of rentable space, 302 units most likely being condominiums, and 52 floors built atop a narrow interior lot between Exchange Place and Beaver Street.
