In Maspeth, Midtown South-based Shimon Properties has filed applications to build a three-story, three-unit residential building at 61-47 56th Avenue, and to redevelop the two-story, single-family house at 61-49 56th Avenue into a two-family apartment. The ground-up building will measure 4,011 square feet, while the existing one is being expanded by 269 square feet. Across both, the full-floor residential units should average 908 square feet apiece. David Nagan’s Fresh Meadows, N.Y.-based King David Architecture is the architect of record. The 51-foot-wide, 5,049-square-foot lot is solely occupied by the two-story house. The site is located immeadiately off Exit 18 on the Long Island Expressway/Queens Midtown Expressway.

Flushing-based property owner Chunhui Lin has filed applications for two three-story, two-family residential buildings at 55-40 – 55-40A 66th Street, in Maspeth, located directly north of the Long Island Expressway. Each will measure 2,423 square feet. Both will feature the same general unit configuration, with one unit located on the ground floor and the second unit hosted on the second and third floors. Across both, the apartments should average 908.5 square feet apiece. Each structure will have its own laundry facilities and a single off-street parking spot. Flushing-based Zheng & Associates is the applicant of record. The 50-foot-wide plot of land is currently vacant. Filings were previously submitted for a similar project in 2014, but were withdrawn.

Flushing-based leasee Grand Centurion Construction has filed application for a four-story, 28,231-square-foot multi-use commercial building at 54-08 74th Street, in eastern Maspeth, located three quarters of a mile from the Grand Av-Newtown stop on the M/R trains. The structure will feature 7,903 square feet of ground-floor retail space. The second through fourth floors will contain 11,044 square feet of medical space. The project will include a 2,200 square-foot parking garage in the cellar. Maspeth-based Architects Studio is the architect of record. The 7,903-square-foot lot, at the corner of Grand Street, is currently occupied by a single-story auto-service business. Demolition permits have not yet been filed.
