Two-Building, Five-Unit Residential Redevelopment Coming to 61-49 56th Avenue, Maspeth

In Maspeth, Midtown South-based Shimon Properties has filed applications to build a three-story, three-unit residential building at 61-47 56th Avenue, and to redevelop the two-story, single-family house at 61-49 56th Avenue into a two-family apartment. The ground-up building will measure 4,011 square feet, while the existing one is being expanded by 269 square feet. Across both, the full-floor residential units should average 908 square feet apiece. David Nagan’s Fresh Meadows, N.Y.-based King David Architecture is the architect of record. The 51-foot-wide, 5,049-square-foot lot is solely occupied by the two-story house. The site is located immeadiately off Exit 18 on the Long Island Expressway/Queens Midtown Expressway.

Two Three-Story, Two-Family Buildings Coming to 55-40 66th Street, Maspeth

Flushing-based property owner Chunhui Lin has filed applications for two three-story, two-family residential buildings at 55-40 – 55-40A 66th Street, in Maspeth, located directly north of the Long Island Expressway. Each will measure 2,423 square feet. Both will feature the same general unit configuration, with one unit located on the ground floor and the second unit hosted on the second and third floors. Across both, the apartments should average 908.5 square feet apiece. Each structure will have its own laundry facilities and a single off-street parking spot. Flushing-based Zheng & Associates is the applicant of record. The 50-foot-wide plot of land is currently vacant. Filings were previously submitted for a similar project in 2014, but were withdrawn.

Elmhurst’s development boom is expanding westward into Maspeth. We have a look at a four-story commercial and medical office building headed to 54-08 74th Street, in the industrial borderlands between Maspeth and Elmhurst.

Four-Story, 28,000-Square-Foot Medical-Retail Building Filed at 54-08 74th Street, Maspeth

Flushing-based leasee Grand Centurion Construction has filed application for a four-story, 28,231-square-foot multi-use commercial building at 54-08 74th Street, in eastern Maspeth, located three quarters of a mile from the Grand Av-Newtown stop on the M/R trains. The structure will feature 7,903 square feet of ground-floor retail space. The second through fourth floors will contain 11,044 square feet of medical space. The project will include a 2,200 square-foot parking garage in the cellar. Maspeth-based Architects Studio is the architect of record. The 7,903-square-foot lot, at the corner of Grand Street, is currently occupied by a single-story auto-service business. Demolition permits have not yet been filed.

Three-Story, Three-Family Residential Project Planned At 57-12 58th Place, Maspeth

Frank Alesci, doing business as Queens-based FPS Contracting, has filed applications for a three-story, three-unit residential building at 57-12 58th Place, in Maspeth, located seven blocks south of the Long Island Expressway. The new building will measure 3,874 square feet in total and its full-floor residential units should average a spacious 1,291 square feet apiece. The project will feature a garage for two floors on the ground floor and an additional off-street parking space. Frank Smith’s Long Island-based H2M Architects + Engineers is the architect of record. The 25-foot-wide, 2,375-square-foot lot is currently vacant.

Two-Story, 362,000-Square-Foot Commercial Warehouse Filed At 46-06 57th Avenue, Maspeth

Charlotte, N.C.-based SunCap Property Group has filed applications for a two-story, 362,474-square-foot commercial warehouse at 46-06 57th Avenue, in the western industrialized section of Maspeth known as Haberman. The enormous building will stand 60 feet in height and will have a lobby, offices, a distribution area, and storage space on the ground floor. The second floor will contain a parking garage with 225 parking spaces. It’s not known who will operate in the warehouse, but the property owner currently operates a FedEx Ground distribution center at 29-01 Borden Avenue, in Long Island City. The new building is being designed by Long Island-based Baldassano Architecture. The 513,221-square-foot swath of land is currently vacant.

Three-Story, Three-Unit Apartment Hotel Filed At 50-34 69th Street, Maspeth

Grand Centurion Construction has filed applications for a three-story, three-unit apartment hotel at 50-34 69th Street, in Maspeth, located nine blocks south of the 7 train’s stop at 69th Street and Roosevelt Avenue. The building will operate like an extended-stay hotel but will have contract-free “residential-like” units averaging a spacious 1,472 square feet apiece. Maspeth-based Angelo Ng + Anthony Ng Architects Studio is the architect of record, and permits were filed to demolished an existing single-story house late last year.

The New Kosciuszko Bridge Appears on the Skyline

Within the past few months, motorists on the Brooklyn-Queens Expressway and nearby residents witnessed the rise of a tower crane to the east of the Kosciuszko Bridge, followed by two concrete pillars. They are seeing the progress on the east span of the Kosciuszko Bridge Replacement, the city’s first major new bridge since the Verrazano-Narrows opened over half a century ago in 1964.

The entire development will span 8,980 square feet in residential space, and each building will have two full-floor units averaging 1,120 square feet apiece. Michael Cotoia, head of Alpine Ready Mix (a Queens-based concrete supplier), has filed applications for a two-story mixed-use commercial building at 58-38 69th Street, in eastern Maspeth. The building will measure 11,000 square feet; retail space will span 5,500 square feet on the ground floor while a health care facility will take the second level. Fushing-based Frank Quatela is the architect of record, and an existing single-story structure must first be demolished.
