Mixed-Use Development Considered for Industrial Site at 57-46 56th Street, Maspeth

The Chetrit Group is in the early stages of planning for a mixed-use project that would rise on the irregularly-shaped, eight-acre property at 57-46 56th Street, in Maspeth. The developer previously sat down with local elected officials to discuss rezoning the property for residential units, according to Crain’s, which would trigger the city’s Uniform Land Use Review Procedure (ULURP), as the site is currently located within an Industrial Business Zone (IBZ) and zoned for manufacturing. Nothing yet has been formally proposed. Multiple low-rise industrial warehouses occupy the property.

Four Three-Story Buildings With 11 Residential Units Coming To 53-62 61st Street, Maspeth

Midtown South-based Shimon Properties has filed applications for four three-story, two-to-three-unit residential buildings at 53-60 – 53-68 61st Street, located on the corner of 54th Avenue in Maspeth. Three of the buildings will measure 3,640 square feet each and contain three apartments apiece. The fourth building will measure 4,360 square feet and will feature 1,270 square feet of medical offices on the ground floor, followed by two apartments on the floors above. Across all four buildings, the units should average 870 square feet apiece. David Nagan’s Fresh Meadows-based King David Architecture is the architect of record. The 10,823-square-foot assemblage is occupied by two single-story rowhouses. Demolition permits were filed in August.

11-Story 70-32 Queens Boulevard, at Border of Maspeth and Elmhurst, Now Stands as Area’s Tallest

Some of the most densely populated neighborhoods in Queens are nestled along its eponymous central arterial roadway, 7.2-mile-long Queens Boulevard. However, around its midsection, between Grand Avenue/Broadway to the east and Greenpoint Avenue/Roosevelt Avenue to the west, the subway temporarily veers north of the 200-foot-wide the thoroughfare. This portion is much less developed than neighborhoods on either side. Apart from a dense residential cluster in central Woodside, almost all of this stretch is decidedly anti-pedestrian and thinly developed, replete with low-slung commercial properties, such as auto shops and parking lots. The 11-story, residential Elmhurst Building, on which construction is wrapping up at 70-32 Queens Boulevard, now stands as the tallest on a two-mile stretch of the boulevard between Rego Park and Woodside. Although modestly-sized by the standards of the city skyline, the solitary stack towers like a Saguaro cactus over a desert. However, change is in the air as a wave of development is sweeping the area. Enabled by a 2006 neighborhood upzoning and fueled by an acute housing shortage, the new projects will transform the barren district into the urban neighborhood that it ought to be.

After Decades, Vacant Lot Finally Filled by Rowhome, at 55-35 Metropolitan Avenue, on Ridgewood/Maspeth Border

City blocks on the fringes between Queens and Brooklyn tend to be densely built out with low-rise, pre-war housing stock, leaving few empty lots for ground-up development. One such lot at 55-35 Metropolitan Avenue, which separates the neighborhoods of Ridgewood to the south and Maspeth to the north, has sat empty for more than half a century. The new rowhouse, developed by Shaoyun Chen, stands three stories tall, its plain cornice rising slightly above its neighbors. Permits list two residential units taking up 2,396 square feet of the 5,643-square-foot structure. A 1,623-square-foot retail space is located at the lower floor. Though the retail space would be the only one of its kind on the wholly-residential block, it is not out of place, given that most buildings on the other side of the street have ground level retail, as well. The building occupies 60 percent of its site, leaving space for a 35-foot yard in the rear.

Two Four-Story, Three-Unit Residential Buildings Coming to 47-15 72nd Street, Maspeth

Flushing-based Success Team Realty has filed applications for two four-story, three-unit residential buildings at 47-15 – 47-17 72nd Street, on the northern edge of Maspeth. Each will measure 4,136 square feet, and across both, the residential units should average 1,042 square feet apiece. There will be one unit per floor on the ground through second floors, followed by a single unit spanning the third and fourth floors of each structure. Amenities include laundry facilities, storage space in the cellar, and a total of six off-street parking spots. It’s not known if the apartments will be condominiums or family-sized rentals. Chang Hwa Tan’s Flushing-based architectural firm is the architect of record. The 50-foot-wide, 5,005-square-foot plot is currently occupied by a one-and-a-half-story brick house. Demolition permits were filed in May. The 69th Street stop on the 7 train is located nine blocks away.
